Commercial cleaning leads for Irish cleaning companies
The best contracts come from office and property managers. They search Google, compare three firms and ask for a site survey. We checked who Google puts on the map for commercial cleaning in 12 Irish towns. It isn’t the firm with the most reviews. We help you be one of the three, with leads you own instead of leads you rent.

The searches your customers type
Commercial buyers search by service, building and area. These are the kinds of searches a commercial cleaning company should be winning:
Each of these is a different buyer with different worries. A school asks about vetting, a clinic about infection control, a building site about speed. One “commercial cleaning” page can’t answer all of them.
Who Google puts on the map for commercial cleaning: we checked 12 towns
On 22 and 23 October 2026, we searched “commercial cleaning” in 12 Irish towns, from Dublin to Ennis. We searched “office cleaning” in Dublin, Cork, Galway and Limerick. To compare, we also searched house, carpet, window and end of tenancy cleaning in six of those towns. Each time, we noted the three firms on Google’s map and the next seven. We left out ads.
Reviews split the map for every cleaning search except commercial
Median Google reviews in Cork, Galway, Limerick, Kilkenny, Sligo and Mullingar.
- The three on the map
- Places 4 to 10
Medians rounded. Paid listings left out.
- Reviews don’t decide the commercial mapThe firm with the most reviews in the top ten made the three in only 2 of 12 towns. In Athlone, Mullingar, Sligo and Ennis, a national firm with about 1,200 reviews came 4th, 6th, 9th and 10th. On our plumber check, the most-reviewed firm made the three in 11 of 16 towns.
- Small firms get in7 of the 36 places on the map went to firms with fewer than 10 reviews. They were in Waterford, Athlone, Sligo, Mullingar and Navan. For plumbers, it was 3 of 48.
- House cleaners take commercial spotsWe searched both in six towns. 10 of the 18 places on the commercial map went to firms also on the house cleaning map. Google doesn’t split domestic and commercial cleaners the way buyers do.
- Specialists fill the gaps26 of the 118 listings in the commercial top ten were carpet, window or pressure washing firms.
- “Office cleaning” is the same searchIn Dublin, Cork, Galway and Limerick, 7 of the top 10 were the same for “office cleaning” and “commercial cleaning”. In Cork the three on the map were identical, so one strong page can cover both.
- A website is expected30 of the 36 firms on the map had a website. 12 hid their address and showed a service area instead.

There’s no “Commercial cleaning service” category on Google
Your main category is one of the strongest signals on your Google Business Profile. Carpet and window cleaners have one that matches what people search for. Commercial cleaners don’t.
- The category isn’t thereWe started a new profile from Ireland in October 2026. Typing “cleaning” brought up carpet, gutter, house, pool and tile cleaning. Typing “commercial clean” or “office clean” brought up nothing at all.
- So Google uses general onesOf the 36 firms on the commercial map, Google showed 16 as Cleaners and 10 as Cleaning service. 4 showed as Janitorial service. The rest showed as house cleaning, carpet cleaning or property maintenance.
- Specialists get an exact match52 of the 56 listings for “carpet cleaning” showed Carpet cleaning service. 50 of the 60 for “window cleaning” showed Window cleaning service.

What to do instead
- Pick the closest main categoryCleaners or Janitorial service suit contract cleaning of offices and other buildings. Add carpet or window cleaning as extra categories only if you really do that work.
- Say “commercial” everywhere elseAdd office cleaning, commercial cleaning and the buildings you clean to your profile’s services and description. Give each one a page on your website.
- Leave your business name aloneOnly use “commercial cleaning” in your Google name if it’s part of your real name. Adding it otherwise breaks Google’s rules. It can get the profile suspended.
- Ask commercial clients for reviewsA review that mentions an office, a school or a clinic helps. It shows the next buyer you do their kind of work.

Where commercial cleaning leads come from
There are six main sources. The question that matters most is the last column: when the work ends, who keeps the client?
| Source | How it works | What you pay | Who owns the client |
|---|---|---|---|
| Your website and Google profile | Buyers find you when they search | A monthly fee, no cost per lead | You do |
| Google Ads | Your ad shows for searches like “office cleaning cork” | Per click | You do, while you pay |
| Local Services Ads | Google sends calls and messages, with a verified badge | Per lead | You do, while you pay |
| Pay-per-lead websites | A third party sells you leads | Per lead | Shared: some sell the same lead to several firms |
| Public tenders | Public bodies advertise contracts on eTenders | Free to bid, but bids take time | You do, for the contract term |
| Facilities management firms | They subcontract cleaning on sites they manage | Their margin | They do |
From search to signed contract
A commercial contract is rarely won in one visit. This is the path most buyers take, and what your website has to do at each step.
- 1Search“office cleaning dublin 2”
A page for that service, naming the areas and buildings you cover.
- 2ShortlistThree firms, judged on their websites
Buildings you already clean, insurance, vetting and how you work.
- 3Site survey“Book a free site survey”
An easy form asking building type, size and how often.
- 4QuotePer visit or per month
What is included on each visit, written down clearly.
- 5ContractOften after a trial period
Fast replies, a named contact and reviews you collect from day one.
What facilities managers check
Before anyone books a survey, they look for proof you’re safe to let into their building. Put it on your website, not in a PDF you send later.
- InsurancePublic liability and employer’s liability cover, with the amounts stated.
- Your safety statementEvery employer in Ireland needs one by law, and buyers often ask for it. Say you have one and that it covers their kind of site.
- Staff vetting and trainingGarda vetting for schools and care settings, and training for clinical or specialist cleaning.
- Buildings like theirsOffices, schools, clinics or builders cleans you already look after, named where clients agree.
- Standards and certificatesISO 9001 or 14001 if you hold them. They matter most for larger and public contracts.
Public cleaning tenders
Schools, councils, colleges and other public bodies advertise cleaning contracts on eTenders, the government’s tender website. Registering is free, and you can set alerts for cleaning services (CPV code 90910000) so new contracts come to you.
On 22 October 2026, we searched “cleaning” on eTenders. It showed two council frameworks open for bids, from Dublin City Council and Fingal County Council. Their estimated values were €1 million and €6 million.

Tender documents usually ask for references, insurance, your safety statement, method statements and a tax clearance certificate. Buyers also look you up online before they shortlist. A website that shows the public buildings you already clean helps your bid.
SEO won’t win a tender for you. But when a buyer searches your name, they find a firm that looks ready for the job. More on the domestic side in our guide to SEO for cleaning companies.
Count leads, not visits
A commercial contract can run for a year or more. You want to know which page and which search brought it in. Out of the box, Google Analytics 4 counts visits, not leads.

This is our own website. GA4 recorded two people starting a form, but nothing for a form that was sent. Either nobody sent one, or GA4 can’t see it, and without a lead event you can’t tell which. We’ve since added one to our own forms. To fix yours:
- Send a lead eventFire an event when your site survey form is sent. Google’s recommended name for it is generate_lead.
- Mark it as a key eventIn GA4, mark generate_lead as a key event so it shows up in your reports.
- Count calls tooTrack taps on your phone number. Ask “How did you find us?” on the form, because some buyers will ring instead.
Then GA4’s landing page report shows which pages bring in survey requests. You know which ones to build more of.
How we help
We build a page for each commercial service and each type of building you want more of. Each page has the proof facilities managers look for and an easy site survey form. That’s our local SEO service. To see which pages your website is missing now, try our free topical map checker.
We write those pages around the questions buyers ask before they call, in plain English and in your voice. That’s SEO content, and you approve every page before it goes live.
Your Google profile, reviews and listings are included too. The firm buyers find on the map matches the one on your website.
Example: the first three months for a commercial cleaning firm in Cork
A typical plan for a firm that wants more office and school contracts and fewer one-off domestic jobs.
Month 1: get the basics right
- Pick the closest main category, such as Cleaners or Janitorial service, and list office and commercial cleaning as services
- Split one cleaning page into offices, schools and builders cleans
- Add insurance, vetting and the safety statement to every commercial page
- Set up eTenders alerts for cleaning contracts
Month 2: make it easy to say yes
- Add a site survey form that asks building type, size and frequency
- Send a lead event to Google Analytics when the form is sent
- Name the types of buildings already cleaned, with client permission
- Ask current commercial clients for a review at their next check-in
- Match the business details on Irish listings
Month 3: grow what works
- Write a page on cleaning schools over the summer holidays
- Compare survey requests with month one
- Add a page for the business district that brings the most leads
- Plan the next quarter around the contracts worth the most
An example of how we approach this kind of work, not a past client or a guaranteed result.

Should I buy commercial cleaning leads?
They can fill gaps while you build your own. Before you buy, ask three things. Is each lead exclusive to you? What counts as a lead? Do you get a refund for bad ones? Over time, leads from your own website cost less, and the client is yours.
How can I get commercial cleaning leads for free?
Complete your Google Business Profile. Build a page for each commercial service. Set up eTenders alerts for cleaning contracts. Ask current clients for referrals. Join your local chamber of commerce. None of these costs money, only time.
How long does SEO take to bring in commercial contracts?
On an established website, new pages usually bring the first quality leads within about a month. On a new website, allow 2 to 3 months. Commercial buyers take weeks to decide, so contracts follow after that.
Do I need separate pages for offices, schools and medical sites?
If you want more of each, yes. A facilities manager at a clinic wants to see that you understand clinical areas. A school wants to see vetting and holiday deep cleans. One general page can’t speak to all of them.
Is there a “Commercial cleaning service” category on Google?
Not in the list Google offered us from Ireland in October 2026. Typing “commercial clean” or “office clean” brought up nothing. Most firms on the map showed as Cleaners, Cleaning service or Janitorial service. Pick the closest one. Then say “commercial” in your services, your description and on your website.
How many Google reviews does a commercial cleaning company need?
Fewer than you might think. Across 12 Irish towns, the three firms on Google’s map had a median of 25 reviews. Firms in places 4 to 10 had the same. 7 of the 36 had fewer than 10. Reviews still help buyers choose you. But they won’t get you on the map on their own.
How much does it cost?
Our plans start at €250 a month plus VAT, with no setup fee. Lead engine, at €450 a month, is our pick for most firms. See all prices.
